When buying property in Turkey, it’s important to consider not only the cost of the apartment but also regular maintenance fees, such as the aidat. This mandatory contribution covers the upkeep of the residential complex and ensures a comfortable living environment. In this article, we’ll explain how much the aidat costs, what determines its amount, and how foreign buyers can make their payments.
Aidat is a compulsory monthly payment charged to property owners in residential complexes across Turkey. It applies to most apartments in cities like Antalya, Alanya, Istanbul, Izmir, and others, covering the expenses related to the maintenance of shared areas within the complex.

A typical aidat receipt includes a detailed breakdown of all services provided for the apartment and the complex, with the cost of each service listed. It also shows the payer's name and the payment date, and is signed by the complex/apartment manager.
Aidat contributes to the maintenance and servicing of the complex, including: ✔ Cleaning and upkeep of communal areas (stairs, hallways, entrances).
✔ Maintenance of engineering systems (elevators, heating, air conditioning, water supply).
✔ Security services, including CCTV and concierge services.
✔ Landscaping, garden maintenance, and pool upkeep.
✔ Repairs and maintenance of shared equipment.

Foreign property owners can pay the aidat in two ways:
1️⃣ Through a bank – Set up automatic payments through online banking with any Turkish bank.
2️⃣ In cash – If your complex allows for payments through the management company.
