The Turkish Citizenship by Investment Program (also known as Turkey’s “Golden Visa”) offers a fast, legal, and direct route to acquiring a second passport — by investing in one of the most dynamic real estate markets in the region.
Foreign investors can obtain Turkish citizenship by purchasing real estate worth at least $400,000, with the condition of holding the property for at least 3 years. The investor’s spouse and children under 18 are also granted citizenship.
For properties purchased under the citizenship program, the process follows standard real estate transactions, with one key requirement — a licensed property valuation report confirming the market value.

Invest in a property officially appraised at $400,000 or more, purchased from a Turkish citizen or company. Only title deed transactions meeting this threshold are eligible for citizenship.
Obtain a certified property valuation report issued by an SPK-licensed real estate appraiser through the Web Tapu system. This report must confirm that the property is worth at least $400,000 USD at the time of purchase.
All payments must be made via a turkish bank, in turkish Lira, and supported by an official bank receipt. Currency must first be converted into Lira with a foreign exchange purchase Certificate (DAB). Inconsistent or under-declared payments may result in the rejection of your citizenship application.
Once all conditions are met, apply to the Ministry of environment, urbanization and Climate change to obtain the Certificate of conformity, which confirms that your investment qualifies for the turkish citizenship by Investment pogram.
You must commit to keeping the property for at least 3 years, as registered in the title deed with a legal restriction. You are allowed to live in the property or rent it for income, but any sale or transfer will void your citizenship.
