Location is one of the key factors when considering a villa in Alanya,Turkey. Access, proximity to the sea, views, and the overall character of the area all matter. Kargıcak, on the eastern side of Alanya, is known for offering a quieter and more private setting. Its distance to Gazipaşa-Alanya Airport is especially convenient for foreign buyers who travel frequently throughout the year. The completed eastern coastal route, which allows uninterrupted pedestrian and bicycle access from central Alanya to Kargıcak, also shows that the area offers not only attractive views but also practical day-to-day access.
One of the reasons villas in Kargıcak draw attention is that the area stays close to the coast while offering a lower-density and more private residential setting. Blue Flag beaches add to the appeal of the area, while the nearby ancient city of Syedra gives it a stronger sense of character beyond the coastline itself. For those interested in a sea-view villa in Alanya, Kargıcak brings together privacy, open views, access to the sea, and convenient transport links in one of the area’s more established residential settings.

This distinctive property in Kargıcak offers a modern architectural style, open views, and a resort-like setting. Inspired by Maldivian design, the villa features a wide pool terrace, glass-railed outdoor areas, and an impressive outlook stretching towards the sea at sunset. The white exterior, large sliding glass doors, and clean architectural lines give the villa a contemporary feel, while the combination of sea, mountain, and natural views adds to its appeal. For those considering a sea-view villa in Alanya or a villa for sale in Kargıcak, this is a well-balanced option in terms of both design and setting.
Kuramathi Villa is located in the quiet residential area of Kargıcak, approximately 15 km from Alanya city centre. The area offers easy access to restaurants, supermarkets, pharmacies, banks, and shopping points, while remaining away from the busier tourist zones. The project consists of two semi-detached villas. Each villa has a land share of 307 m² and offers approximately 197 m² of living space, including terraces and balconies. The villas share a 32 m² swimming pool, and each unit has its own private garage.
Inside, the spacious living room connects with the open-plan kitchen to create a bright and practical main living area. Large glass surfaces bring in natural light and open the interior towards the pool and surrounding views. The interior design is based on white tones, polished flooring, LED-lit suspended ceilings, and a fireplace, giving the space a modern and well-finished look. The kitchen is fitted with white goods and offers a clean, functional layout with a contemporary design.
The ground floor includes a large sitting area with an open kitchen, one bedroom, and one bathroom with a shower. Upstairs, there are three bedrooms, two bathrooms, and two spacious balconies. Supported by large windows, the bedrooms benefit from good natural light and open views, making the villa suitable not only for holiday use but also for year-round living.
The outdoor arrangement is one of the villa’s strongest features. The pool area, a stylish 12 m² pergola, a seating section with an open-air cinema feel, barbecue area, landscape lighting, and private relaxation spaces facing the forest give the garden a more considered and usable layout than a standard villa exterior. A full automation system controls the irrigation, pool, lighting, and solar energy infrastructure, and the necessary infrastructure for an electric vehicle charging station is already in place. Further details such as security cameras, a generator, air conditioning in every room, satellite system, internet and telephone connections, double-glazed PVC windows, a steel entrance door, and underfloor heating in the bathrooms complete the property.
Among villa options for sale in Alanya, this property offers a strong combination of modern design, well-planned outdoor spaces, wide sea and mountain views, technical infrastructure, and the residential advantage of Kargıcak. It is a property that can be considered both for private use and for investment.
