Most people come to Alanya for a holiday. A surprising number of them never leave. Stretching from the foothills of the Taurus Mountains down to the Mediterranean, Alanya is a city that keeps going all year round, long after the summer crowds have gone home. The castle peninsula at its centre holds centuries of history, while the districts spreading out to the east and west have each grown their own self-contained daily life. According to TUIK's latest figures for the end of 2025, 38,563 foreign nationals live in Alanya, coming from 78 different countries. Russia is the largest community with 11,396 residents, followed by Ukraine (6,000), Germany (3,855), Kazakhstan (2,369) and Iran (1,826).
The city has well-developed infrastructure, but what really wins people over is how easily they fit in. English is widely spoken in almost every part of daily life, and the warm, traditional hospitality of the locals helps newcomers from all sorts of cultures feel at home quickly. Together, these things turn Alanya from a dot on a property map into a true Mediterranean home, with an international character to match.
23 Square, one of the largest projects in Alanya, sits in the middle of it all, in one of the city's most popular districts, Oba. With its horizontal architecture and low-rise buildings, Oba is among the longest-established residential areas in Alanya. The area around the state hospital in particular feels like a real neighbourhood, where life carries on all year round rather than stopping when the holiday season ends. 23 Square is built on a 21,500 m² plot and brings together 203 units in 11 blocks. It stands on its own island, with roads on three sides and a main avenue on the fourth. That matters more than it sounds: about 95% of the apartments have an open front, and the nearest block opposite is 54 metres away. Because of that, most homes get plenty of light and air, and you aren't looking straight into your neighbour's windows.

The supermarket is 500 metres away, two hospitals are within 650 metres, and the beach is 750 metres from your door, which is about a ten-minute walk. For anything further afield, the city centre, the shopping mall and the airport are all a short drive away.
Healthcare is one of the strongest points of this location. Two hospitals are within walking distance, which is rare for a residential project.
Families have several options nearby, including international and Russian-language education.
